Terms of Service

What we agree to, in plain language.

These terms apply to every website, add-on and monthly service ordered from Sitehouse. They set out what we build, what you pay and when, how long delivery takes, and what happens if either of us wants to stop.

Overview & service scope

Sitehouse (“we”, “the Provider”) agrees to design, host and maintain your business website according to the products and services you select at checkout. You (“you”, “the customer”) agree to the terms below when you place that order.

Depending on what you select, your website may be a standard landing page or a custom multi-section business website. Hosting, SSL/HTTPS and the technical maintenance included in your selection are provided for as long as the relevant part of your order is active and paid for.

Website features & scope

You choose your website features at checkout, and what you choose there is what we build.

  • The Custom Website (€79.99, one-time) requires a minimum of three selected features. Selecting more than three does not change the price.
  • The Professional Website (€249.99, one-time) includes all ten website features as standard, with nothing to select. It does not include any monthly service — those are chosen and billed separately.
  • Any other feature or service is included only if it was specifically selected and paid for in your order.

Revisions. Getting the website to match what you selected and the content you supplied is part of the build, not an extra. During your review we correct anything that is wrong, missing or misread. What is not included at that stage is changing your mind about the direction — a different layout, a different structure or features you did not order. Those are quoted separately, and we tell you the price before doing anything.

Work outside your selected package is not included. Large redesigns, custom software, advanced functionality, e-commerce systems, additional pages beyond the agreed scope and similar work require a separate quote and a separate agreement before we start. We do not offer unlimited custom work at these prices.

Website maintenance

If you subscribe to Website Maintenance (€19.99 / month), it covers up to 15 reasonable website changes per month. A reasonable change is a small content update, for example:

  • Changing text on the page
  • Replacing photos
  • Updating opening hours
  • Updating prices
  • Updating business information
  • Other small content changes of a similar size

Unused changes do not roll over into the next month. Major redesigns, new functionality, new pages beyond the agreed scope, custom development and large structural changes are not included and may require an additional quote.

Payment

One-time project charges are split 25/75.

  • 25% deposit — paid before development begins. This is what starts the project.
  • Remaining 75% — becomes due once the website is completed and presented to you for approval. We do not take it automatically before you have reviewed the finished site.

Once the remaining 75% is paid, the website goes live or is transferred according to the service you selected, any monthly services begin, and your dashboard access opens.

Monthly subscriptions are separate from that. They begin when your website goes live — you are not charged for a monthly service while the site is still being built.

Every one-time and recurring charge is shown in the order summary before you pay, split into what is due today, what is due on approval, and what recurs monthly after launch.

Delivery

Our standard target is to deliver your website within 7 days of receiving all the content and information we need from you. This is a target we work to, not an unconditional guarantee.

The 7 days start only once everything has reached us. If content, approvals, feedback, login details, images or business information arrive late or incomplete, the delivery date moves out accordingly. We will tell you what is still outstanding.

Monthly billing

Monthly services are billed automatically each month according to what you selected. Your monthly amount depends entirely on which services are active:

  • Online Booking System — €29.99 / month
  • Website Maintenance — €19.99 / month
  • Review Management — €29.99 / month
  • Digital Menu — €19.99 / month, after the one-time €49.99 setup fee

Billing starts when your website goes live and continues each month until you cancel, under the cancellation terms below.

Failed payments

If a monthly payment fails, we will:

  • Notify you that the payment did not go through
  • Give you a reasonable grace period to resolve it
  • Suspend the affected monthly services if it stays unpaid after that period
  • Where the agreement permits, temporarily suspend the website or related services
  • Require any outstanding balance to be settled before reactivation

We do not delete your data because a payment failed. Suspension is a pause, not a deletion.

Cancellation & refunds

Monthly services run month to month unless agreed otherwise, and you can cancel them. Once cancelled, the service stops at the end of the period you have already paid for.

Payments already processed for the current billing period are generally non-refundable, unless applicable law requires otherwise or we have specifically agreed otherwise in writing.

The one-time deposit pays for starting your project. Once work has begun it is generally not refundable, subject to your rights under applicable consumer law. Nothing here removes a right you have that cannot legally be excluded.

How to cancel. Monthly services: turn them off under My Services in your dashboard, or email us — both work, and neither requires a reason. A project: email us and say you want to stop. Cancellation of a monthly service takes effect at the end of the period you have already paid for.

Statutory withdrawal rights. Where consumer or distance-selling rules give you a right to withdraw, that right applies regardless of what this agreement says. Domain ownership

If you bring your own domain, it stays yours. You remain the registrant and the owner, we simply point it at your website, and nothing about that changes if you leave.

If we register a domain for you, we will tell you before registration whose name it is registered in. Where it is registered in your name, you own it and can take it with you. Where it is registered in ours as part of a managed service, it stays with us when the service ends — and in that case you can ask us to transfer it to you, subject to registrar transfer rules, any applicable transfer or renewal costs, and your account being settled.

Website code & offboarding

This is a managed website service. While you are using it, we own and operate the project itself — the hosting, the deployment pipeline, any backend, and the managed infrastructure around your site — unless a separate written ownership agreement says otherwise.

We will not pretend otherwise about what is public: anything served to a browser, including the frontend markup, styles and scripts of your live site, can be viewed and copied by anyone who visits it. That is how the web works. What we control is the official project and the infrastructure that runs it, not the visibility of published pages.

If you want to leave and take an export or the source files with you, ask us. Where you have purchased an explicit source-code transfer or ownership option, we will hand over the agreed files once the applicable payment and requirements are complete. Where you have not, we can quote for an offboarding export.

Customer responsibilities

You provide the content we need to build the website. By sending it to us, you confirm that you have the right to use and publish it — including logos, photos, videos, text, business information and any other material you supply.

You are responsible for the accuracy and legality of the business information and content you give us. We publish what you provide; we do not verify it.

Intellectual property

Ownership depends on what the material is:

  • Content you provide — stays yours. We use it only to build and run your website.
  • Third-party assets such as stock photography, fonts and plugins — remain with their owners and stay subject to their own licences.
  • Your website's specific content and design — the pages, copy and layout produced for your business, which you may take with you under a transfer or offboarding agreement.
  • Our reusable systems — the components, templates, frameworks, internal tooling and processes we reuse across customers. These stay ours.
  • Source code and infrastructure — as set out in clause 10.

Nothing in these terms transfers ownership of our reusable tools, frameworks, internal systems or infrastructure unless we have specifically agreed to that in writing.

Hosting & uptime

We provide reliable hosting with SSL/HTTPS for your website, and we aim for a 99.9% monthly uptime target.

That target is an aim rather than a warranty, and it excludes:

  • Scheduled or emergency maintenance
  • Outages at third-party providers, including hosting, DNS and registrars
  • Internet, network or connectivity failures outside our infrastructure
  • Force majeure events and anything else outside our reasonable control
  • Problems caused by content, code or configuration you supplied or requested

Liability

To the extent permitted by law, we are not liable for losses arising from things outside our reasonable control, including:

  • Third-party hosting outages
  • Domain registrar problems
  • Payment provider outages
  • Changes made by Google, Meta or other third-party platforms
  • Content you provided
  • Lost business, lost profits or other indirect or consequential damages

Nothing in these terms limits or excludes liability that cannot legally be limited or excluded — including liability for death or personal injury caused by negligence, for fraud, and any rights you have as a consumer that cannot be waived.

Changes to these terms

We may update these terms as the service changes. If a change materially affects what you pay or what you receive, we will tell you before it applies to your account, and the version in force when you ordered continues to govern work already under way.

Governing law

These have deliberately been left blank rather than guessed at. Where you buy as a consumer, mandatory protections in your own country of residence may apply regardless of what is eventually written here.
